New build warranty explained — NHBC Buildmark and what it covers

Most new build properties in the UK come with a 10-year structural warranty, most commonly the NHBC Buildmark warranty, though other providers include LABC Warranty, Premier Guarantee and NHBC alternatives.

What Buildmark covers

• Years 1–2 (builder's responsibility period): The builder is responsible for repairing defects resulting from failure to build to NHBC standards. Report defects promptly in writing.
• Years 3–10 (NHBC insurance period): NHBC covers major structural damage and contaminated land issues if the builder is unable to meet their obligations.

Common misconceptions

The warranty does not cover: general wear and tear, damage caused by the homeowner, poor maintenance, or minor cosmetic issues. It also does not cover the full list of issues homeowners expect — it is a structural guarantee, not a comprehensive home warranty.
