Most buyers view a property twice before making an offer. The first visit is emotional; the second should be forensic. This checklist makes sure you cover everything that matters on both visits.
What to check
Outside: roof condition, guttering, walls (cracks, damp patches), garden boundary, parking.
Inside: room sizes, natural light, storage, boiler age and service history, water pressure, electrics (consumer unit age), signs of damp or mould, window condition.
Questions to ask: How long has it been on the market? Have there been offers? Why is the seller moving? What's included in the sale?
After the viewing
Note what you loved and what concerned you. A survey will reveal structural issues — never skip it. A homebuyer's survey typically costs £400–£700 and can save you many times that in renegotiated price or repairs avoided.
