Buying a house in the UK has more steps than most first-time buyers expect. Here is the process from start to finish.

Before you start viewing

Get a mortgage in principle first — it proves to estate agents you are a serious buyer and tells you exactly what you can afford. Save at least 5% deposit (10% gets better mortgage rates, 20%+ significantly better rates). Factor in stamp duty, solicitor fees (~£1,500-2,500), survey costs and removal costs in your budget.

Viewings and offers

Take our free house viewing checklist to every property. View at least twice before offering — the second visit reveals things the first excitement missed. Offers can be made below asking price; the accepted offer is not legally binding until exchange.

Exchange and completion

Exchange of contracts is when the sale becomes legally binding and a deposit (usually 10%) is transferred. Completion is when the remaining funds transfer and keys are handed over — typically 1-4 weeks after exchange. Between offer and completion typically takes 2-4 months.
