Most house viewings are spent looking at decor. The things that matter most are structural, mechanical and locational.
What to check
- Damp: smell musty? Tide marks on walls? Bubbling plaster? A significant survey cost later.
- Boiler: how old? When last serviced? What type? A new boiler costs £2,000-4,000.
- Windows: double glazed? Are any misted (failed seal)?
- Roof: visible from outside — any missing tiles, sagging, moss growth?
- Electrics: fuse box type and age. Old rewireable fuses need upgrading.
Questions worth asking
Why are they selling? How long on the market? Have any offers fallen through and why? What are the neighbours like? Have there been any insurance claims?
